Relocation Guide
Moving to Waco, Texas: A Relocation Guide
If you are planning a move to the Waco area, a little orientation goes a long way. This guide covers where the city sits, the communities around it, the kinds of housing and land available, and what is worth doing before your first visit.
Where Waco sits
Waco is the seat of McLennan County in Central Texas, positioned on Interstate 35 roughly halfway between the Dallas–Fort Worth area and Austin. That central location is one of the reasons people choose the area: both metros are reachable for work, family or a day trip, while daily life happens in a smaller city. Waco Regional Airport serves the area, the Brazos River runs through the city, Lake Waco sits just to the west, and Baylor University is near downtown.
The communities around Waco
Waco is not a single market. Buyers relocating here usually end up comparing the city itself with the smaller communities that surround it — Woodway, Hewitt, Robinson, Lorena, China Spring, McGregor, Bellmead, Lacy Lakeview. Each has its own mix of lot sizes, housing styles and distance from shopping, employers and the interstate. Spending time in a few of them before you commit is the most reliable way to learn how they feel, and our community overviews are a good place to start.
Housing and land options
The area offers everything from older homes on established streets near downtown and Baylor to newer construction in the surrounding communities, along with acreage and land for buyers who want more space. Price, lot size and commute time tend to move together, so it helps to decide early which of those matters most to your household. A local search can be filtered by community and by the features that matter to you — bedroom count, yard, garage, or room for a workshop.
What to do before you visit
Buyers moving from out of state often do much of the early work remotely: reviewing homes online, comparing communities, and narrowing a short list. Before a visit, it helps to know your budget range, your target move date, and whether you need to sell a home first. Then a short trip can be spent on the places that made the list instead of on general orientation.
